The Department of Veterans Affairs currently occupies administrative office and related space located at 220 Glenis Dr. Murfreesboro, TN in a lease that will be expiring. The Government intends to enter into a real property succeeding lease contract to lease 5,000 net usable square feet (NUSF) (or approximately 6,750 rentable square feet), with a minimum of 45 parking spaces, for utilization as a community-based outpatient clinic. The lease term requirement is for 10 years, five (5) years firm, five (5) years non-firm. The space must be available for occupancy by July 1, 2026. This procurement in being conducted in accordance with FAR 6.302-1-Only one responsible source and no other supplies or services will satisfy agency requirements. NAICS Code 531120 applies to this procurement. This notice of intent is not a request for competitive quotes. No solicitation document is available and telephone requests will not be accepted. However, the Government is considering alternative space if economically advantageous.
